GENERAL MAINTENANCE TECHNICIANFACILITIES MANAGEMENT DEPARTMENTSalary Range: $34,151.99 $42,365.54 per year (Advanced starting salary within the range may be considered based on exemplary qualifications.) This is a full-time position which includes a full range of benefits including Paid Time Off, Extended Medical Leave, Holidays, Employee Health, Dental, Life, Disability, Retirement, and Tuition Assistance programs.JOB DESCRIPTION: The purpose of this position is to perform preventive maintenance and repair tasks for all County buildings and properties. The work is performed under the supervision of the Supervisor-General Maintenance.Performs preventive maintenance and repairs to building structures, building systems, and controls. Diagnoses system operating problems. Monitors systems for proper operation and recommends major repairs or replacement.Performs preventive maintenance, troubleshoots, repairs and installs of plumbing fixtures and piping for, but not limited to toilets, faucets, sinks, showers, fire suppression, irrigation, valves and other plumbing systems.Responds to emergencies for component and system failures such as electrical power loss, plumbing problems, fire alarm monitoring, kitchen equipment malfunction, HVAC system malfunctions in conjunction with HVAC staff.Performs metal fabrication tasks. Operates welders and cutting and soldering torches.Performs preventive maintenance, troubleshoots, repairs and installs electrical equipment to include lighting, bulbs and ballasts, overhead gates, kitchen equipment and laundry equipment.Performs general building maintenance and repairs. Documents completed work on preventative maintenance cards.Uses a variety of power tools and specialized equipment to perform duties.Pro-actively identify, communicate and address needs without direction when appropriate.Respond to work orders and other requests in a timely, efficient, competent, knowledgeable and friendly manner.Inventory supplies, tools, parts and equipment to minimize downtown and quickly address a repair. Orders parts and supplies as needed for repair and maintenance and accepts deliveries. Transports supplies and repair parts.During assigned rotation schedule, responds to on-call service requests for general maintenance as needed, outside of normal business hours.May be required to assist with preventative maintenance, repairs, installation, and troubleshooting of HVAC equipment.Assists with preventable maintenance, troubleshooting, repairs and install of electronics equipment including security systems, security cameras, door controls, alarms and electronics.Assists with snow removal operations.Light carpentry work including free-standing and systems furniture installation.Performs vehicle maintenance.Sets up meeting rooms.REQUIREMENTS:Requires high school diploma or equivalent from general or technical high school. Certification from a two-year accredited trade school in electrical/electronic or a maintenance related field is preferred. Two to three years general building maintenance experience. An equivalent combination of education, training and experience will be considered. Must have and maintain a valid drivers license and a satisfactory driving record.
